I'm 22 and considering buying a home with my fiancee and girlfriend of eight years. I took a drive by the supposed safest area of my state today, and while it had white people ambulating their canines, a few McMansions, and quite a few legitimate mansions, it withal had a minuscule area (3-5% of the land area) that looked akin to it was gradually but surely going downhill. I'd authentically prefer to live in a mundane suburb so that my children can bike to school and live near their friends, so countryside living is less than ideal, but I optate to be insulated from white trash and ghetto blacks. What is the best way to find an area that will remain majority-white for many years or even decades to come in this time of extreme 'diversity'? Is such a thing even possible?

Buy land and have a custom house built. If you live in a subdivision, even a gated one with genuine mansions in it, you're still going to be pulled down by the lowest housing development in the area. At least when you buy a nice tract of land, if the developers do show up one day to build subdivisions near you, you can sell your ten acres for a huge profit and repeat the process with more land and a better house.

The suburbs are dead men walking OP. The ones not already in decline will be there soon. Almost everything out there was built with shitty materials and low quality illegal labor. Even if the black weren't moving in, the homes and commercial properties would still be decaying into shit.

The cycle is much slower if you pick a large tract of land away from develop. You can get two or more decades out of it instead of five years in the typical suburb.

What do you consider to be the 'area'? The area that I'm talking about in particular is fairly well segregated by property values; there is a solid square mile of working class houses, a few square miles of upper-middle class houses, and a solid square mile of mansions and open fields. Am I safe being just a few miles away from the riffraff? I just don't want to buy a house that I'll have to pay on for 30 years and then end up being overtaken by riffraff.

Christ. For what it's worth, though, a lot of homes in this area are historical homes build in the 1800's. The area has its fair share of McMansions--the sort that you're talking about and which are in that pic of yours--but it has an equal amount of actual mansions (by my standards, anyway) that are worth upwards of $1m (a lot in my state).

>>6 There is no final result. Human settlements are always in flux. In the near future though, it looks like cities are on the rise and suburbs are falling to shit. Fifty years from now it could reverse again. Depends on how well the cities do at keeping poors priced out while allowing them to access the city to provide cheap labor. Wealthy people will continue to have country estates but they'll be located well away from the hives of decay that are the suburbs.
